Helping people create a future - Part 1

 

Last week I was able to help a great couple find their first house. We had a few bumps in the road along the way, but when is there not! 

 

My clients decided to invest in the ever growing Hamilton area. The types of properties we were looking at, were in the 100+ yr age range, which come with a lot of variables. Homes in this age range have all kinds of surprises behind the walls...and we were prepared.

 

The property that we ended up getting for them had recently been renovated, and *most* of the issues had been taken care of. As an example, homes in this agre range are likely to have knob and tube wiring, if not already updated. This type of wiring is not only dangerous, but is a massive red flag when it comes to both financial lenders, and insurance companies. Thankfully, the owner who had renovated made sure to update the electrical...al least most of it.

 

During the negotiation I came to realize that there was still some existing knob and tube wiring in the walls, and also that we had issues with some of the GFCI's (ground fault circuit interrupter). After my further digging down the rabbit hole, I came to find out that there were no work permits aquired for the job, and that the work had not been inspected by the ESA (Electrical Safety Authority). QUICKLY - I made sure that the details of the electrical were added into our conditions, and that all of these issues would be taken care of prior to the closing...which, did I mention by the way...was in ONE WEEK!
