Every year time seems to go by even faster than the last. Am I right?
It's just about February in 2020, and spring will be here in a blink. The real estate market has already started to warm up as usual. The prices continue to rise making it harder and harder for people to afford properties in the GTA.
Every year at about this time, I am always having the same conversation with my clients. The ultimate question - when is the right time?
When is the right time to sell?
When is the right time to buy?
The simple fact is that the real estate market is always the most active in the warmer months of the year. Let's face it...no one wants to move in the winter...unless they have to.
There are generally less people looking for homes in the winter months, which makes the winter months less of an ideal time for a seller to sell their property. They may be able to get the best price the market has to offer at that time, but is it the right time? There are always going to be more people looking for homes during the warmer months of the year, which creates the ideal situation for a seller.
As a buyer, waiting until the warmer months may cause you to see more competition then you would like. It is likely that if you are interested in the property, a good number of other buyers who are looking will be as well.
It's tough out there in todays market, and it's fairly easy to make a mistake if you don't have a way to ask questions. As a buyer, I would be thinking about starting my search now. There is a lot of planning that goes into buying a home, and the quicker you start, the further ahead of the crowd you become.
As a seller, I would also begin getting prepared. Educating yourself through a professional during the first quarter of the year will give you a clearer picture of when to cease your opportunity. Waiting until the summer can seem like the clear decision, but sometimes you also need to be concerned with the market becoming flooded with properties, and your home becoming just another number in a pile.
